At a time of increasing geopolitical uncertainty, Turkey is strengthening its position as a safe haven for Russian real estate investors. At the webinar titled "New Safe Haven: The Position of the Turkish Real Estate Sector in Light of Regional Changes" organized by the Türkiye-Russia Business Council under the Foreign Economic Relations Board (DEİK), it was emphasized that Turkey is a center of attraction for Russian capital with its legal guarantees, developed infrastructure, and high quality of life.
Ambassador Bilgiç: Turkey is a strong alternative platform
Turkey's Ambassador to Moscow Tanju Bilgiç said that following developments in the Persian Gulf, Turkey could become an even stronger alternative investment platform for Russian investors. Bilgiç said, "Thanks to its climate, extensive transportation network, reliable and transparent land registry system, developed infrastructure, modern cities, high rental yield potential, and cultural proximity, Turkey maintains its appeal for Russian citizens." The ambassador noted that Russians rank first among foreigners purchasing housing in Turkey and that Turkish TV series also boost interest in the real estate market.

Geopolitical risks make Turkey a safe route
DEİK Türkiye-Russia Business Council Chairman İzzet Ekmekçibaşı stated that the tension between the US and Iran and the incidents in the Strait of Hormuz demonstrate the decisive role of geopolitical risks in investment decisions. Ekmekçibaşı said, "Recent developments in the Persian Gulf region have once again made Turkey one of the reliable investment routes. The legal infrastructure, developed transportation network, real estate ecosystem, and quality of life offered by Turkey are becoming increasingly important in the decision-making processes of international investors." Reminding that Turkey is the country receiving the most tourists from Russia, Ekmekçibaşı noted that this positively affects real estate investments.
Trust becomes decisive in investment decisions
Turkish Real Estate Investors Association (GYODER) Board Chair Neşecan Çekici emphasized that in investment decisions, not only return but also trust is now decisive. Çekici said investors focus on criteria such as legal protection, market depth, liquidity, accessibility, and quality of life. GYODER Board Member Zafer Baysal said, "Today, international investors are not chasing passports; they are fleeing uncertainty. Turkey will receive a larger share of global capital to the extent that it can simultaneously offer trust, quality of life, and investment opportunities."
Russian investor interest rises 20%
Ekaterina Avdeeva, Chair of the Real Estate Investments Commission of the Financial Markets and Investments Council of the Russian Chamber of Commerce and Industry, announced that Russian investors' interest in Turkey has increased by approximately 20% since the start of the year. Avdeeva stated that the most preferred regions are Istanbul, Antalya, Mersin, and Bodrum. "Turkey continues to be among the most preferred countries for Russian investors thanks to affordable prices, developed infrastructure, high tourism potential, and a reliable legal framework," Avdeeva said, adding that investors now prioritize legal protection, transparency, and long-term capital security over price advantage.
