As of April 2026, the price per square meter increased in both the old and new housing markets in Moscow. According to research by IRN.RU, the price per square meter of second-hand homes rose by 1.1% compared to March, reaching 295 thousand rubles in old Moscow and 214.3 thousand rubles in new Moscow.
This increase was influenced by the tightening of mortgage conditions for families in February 2026. With the decrease in demand for new housing, buyers turned to more affordable second-hand homes. This situation led to a rise in second-hand housing prices.
Especially in old Moscow, the decrease in the number of the most affordable second-hand homes triggered the price increase. In new Moscow, one- and two-room apartments and housing in panel buildings led the price increase.
The Kapotnya district stood out as the location with the most affordable second-hand housing prices. Here, the average price per square meter was around 203 thousand rubles. Additionally, the East and West Biryulyovo districts were among the affordable locations.
Although there is no official statement or new protocol yet, the effects of market developments and changes in mortgage conditions on housing demand and prices will continue to be monitored in the upcoming period.
